Spartanburg city board voted a unanimous 4-0 to extend preliminary approval to the Fidelity Bank project in their August board meeting. The bank, following this approval, is one step closer to building a regional office in Spartanburg. Various provisions were made for the bank, including location within 500 feet of another drive-thru outlet, a lower percentage of windows on the Church Street facade, and a smaller frontage build-out than required by standard downtown buildings’ design.
Spartanburg’s Fidelity Bank first brought its preliminary plans to the city’s Design Review Board on July 2. The bank’s applicant, Brian Murdoch, senior vice president and market executive, was asked to return with a landscaping plan and a more pedestrian-forward design to meet the city’s requirement for urban design. Post this discussion, the design for the office has seen various improvements.
The proposed regional office, to be located at 305 N. Church Street, is set to be an 8,400-square-foot, two-story building, offering drive-thru and walk-in services, offices, and training facilities. The bank’s plans received approval for features such as a 16-foot wide plaza with shade trees on the Church Street entrance side, a concealed parking area, a veiled drive-thru, and a bike rack. The design incorporates a sunroom-style one-story office wing that complies with the 60% window percentage requirement laid out by the committee for downtown facades.
Having received preliminary approval for its new regional office, Murdoch asserts the bank’s plan to begin demolition of the former First Citizens Bank building at the site as soon as possible. The bank aims to build a strong regional presence in downtown Spartanburg.
