Significant Developments Transforming Greenville-Spartanburg Region

Significant Developments in the Metropolis of Greenville-Spartanburg

Greenville-Spartanburg, the pride of South Carolina, is experiencing quite a transformation. The region is buzzing with three major developments that have caught everyone’s interest. The industrial real estate scene seems to be getting a makeover, new tenants have been announced for a luxury community, and a key leader in the economic development of Greenville County has retired.

Rebalancing the Industrial Real Estate

The industrial real estate market in the Greenville-Spartanburg metro area is rebalancing after a three-year construction frenzy. With the rate of new residents doubling and industrial vacancy falling to a historic low, things seem to be looking up for the industry. According to a report by Colliers, an industrial real estate juggernaut, the market has witnessed the delivery of nearly 36.5 million square feet of industrial space over the past three years. The future looks bright, with a projected strong absorption through 2025.

Welcoming New Tenants at Hartness

Exciting new tenants have been announced for the mixed-use village at Hartness, a 480-acre luxury planned community to the east of Greenville. Some privileged few will occupy a new two-story, 12,000-square foot building in the heart of The Village Center at Hartness. The new residents include Brio Primary Care, Wine House, Chestnut Coffee House, and Cork Beauty Bar. The CEO of Hartness Development, Sean Hartness, showed much enthusiasm regarding the addition of these illustrious businesses.

Farewell to Greenville’s Economic Pioneer

Tony Smith, a key leader in the economic development of Greenville County, has retired after rendering 16 years of service to the Greenville Area Development Corporation. A veteran in economic development, Smith directly contributed to $2.6 billion in capital investment and creation of 11,300 jobs in the area. Known for his efforts in attracting and developing several key industries in the region, his departure marks the end of an era.

These noteworthy developments are a testimony to the rapid growth and transformation witnessed by Greenville-Spartanburg metro area. The future looks promising indeed, with an enriched real estate sector, a vibrant luxury community, and the opportunity to welcome new faces in the economic development of the area.
