Pacolet, SC, is set for a transformation as Liles Construction plans to develop the former Pacolet Mill site into a mixed-use venue featuring retail spaces, restaurants, a brewery, and an event space within a 60,000-square-foot building. Construction is expected to start in early 2026, with a $4.5 million budget, promising to invigorate the local economy and community spirit. A new park and other developments aim to enhance the town’s charm and attract visitors and new residents alike.
Pacolet, a quaint town nestled in eastern Spartanburg County, is about to get a vibrant makeover! Liles Construction, hailing from North Carolina, has recently acquired the former Pacolet Mill Cloth Room and Warehouse, and they have some exciting plans to transform this historic site into a buzzing mixed-use development.
When we talk about revitalization, this project promises to breathe new life into Pacolet. The developers are planning to create a lively venue that will include a mix of retail spaces, cozy restaurants, a local brewery, and a spacious event space all within a whopping 60,000-square-foot building! It’s like Pacolet will get its very own downtown, perfect for residents and visitors alike.
Originally slated to break ground in the summer of 2025, the construction is now expected to kick off by early 2026. Liles Construction’s president and CEO has stated that they are determined to complete this impressive project by 2028, with an estimated budget of around $4.5 million for the shell piece alone. That’s quite an investment into the heart of Pacolet!
Historically, Pacolet has faced its ups and downs regarding revitalization, primarily due to funding shortages and some residents feeling hesitant about change. However, hope is on the horizon! In 2024, the town adopted a comprehensive plan for the first time in over twenty years, setting the stage for new development endeavors. This ambitious plan includes innovative ideas like zip lines along the scenic Pacolet River, upgrades to a charming 1924 amphitheater, and the addition of a delightful boardwalk and fishing pier at a popular spot known as The Flats.
In addition to everything mentioned, a new park is set to sprout up within the next couple of years, anticipated to stretch nearly 6 acres. With some backing from Norfolk Southern, there’s excitement in the air about what this park could bring. Of course, there are some challenges to tackle, like clearing debris and getting the necessary approvals, but the potential benefits make it all worthwhile.
Pacolet is home to about 2,500 residents and is only about 10 miles from Spartanburg, making it a cozy little community with big dreams. Recently, the town has seen some positive economic activity, with new businesses like EJ’s Place and The Local Eatery opening their doors. This signifies that the local economy is on the upswing, and more developments could mean even more opportunities for residents.
Like many towns, Pacolet has experienced its share of setbacks in redevelopment projects. Notably, a past project involving a senior center led to legal troubles with an embezzlement case against a former contractor. But that’s behind the town now, and it seems folks are eager to build a brighter future.
The recent push for new developments and the revitalization of old areas is gaining momentum. Town officials and residents are optimistic about this mixed-use redevelopment—hoping it will not only attract more visitors but also entice new residents to make Pacolet their home. With a variety of projects in the works, the future looks bright for this charming community!
