Spartanburg City Council Takes Bold Steps for Affordable Housing!

In a move that’s stirring up excitement in Spartanburg, the City Council has given the green light to a major housing development initiative that promises to bring more affordable living options to the local community! That’s right – the council has unanimously approved a plan to build at least 80 three-bedroom townhomes on a spacious 7.8-acre plot located at the bustling intersection of S Pine Street and Country Club Road.

Workforce Housing on the Rise!

Among the remarkable features of this development, 10% of the townhome units will be earmarked specifically for workforce housing. This is a fantastic initiative aimed at supporting individuals and families earning at or below 80% of the area’s median income. With the goal of fostering a community that doesn’t compromise on living standards, these workforce housing units will have rent capped at no more than 30% of the tenant’s income.

A New Connection for Residents

This new townhome community will also enhance accessibility by introducing a crosswalk that connects residents to the County Club Road extension of the Daniel Morgan Trail System. Spanning an impressive 3.4 miles, this multi-use trail will provide paved paths perfect for walking, running, or biking. It links seamlessly with the Mary Black Foundation Rail Trail, making it an inviting space for both pedestrians and cyclists to enjoy.

Northern Expansion with Northside Townhomes Phase II

But wait, there’s more! The excitement doesn’t just stop at the new development on S Pine Street. The Northside neighborhood is also set to flourish with the introduction of the Northside Townhomes Phase II project, which will contribute an additional 86 units. Developed by Montgomery Development Group, this ambitious venture carries a price tag of $23 million!

Even better news – 25% of the Northside Townhomes Phase II units will be allocated for affordable housing, addressing the pressing need for budget-friendly living situations in our beloved city. With the completion of this project projected to occur in about 18 months, residents can look forward to another vibrant addition to the community.

A Positive Shift for the Community

This area of Spartanburg has faced economic challenges in the past, but efforts are in full swing to transform it into a desirable living space that remains close to downtown Spartanburg. The local government recognizes the urgent need to boost housing supply and to preemptively tackle the affordability issues faced by neighboring cities like Greenville.

In addition to the exciting developments already approved, the city is also looking at other housing initiatives, including a fresh 48-unit apartment complex known as Danbury Commons. These projects aim to cater to the growing population and ensure that residents find comfortable, affordable housing options.

It’s important to note that approximately half of all renters and nearly a third of homeowners in Spartanburg County are currently considered cost-burdened.
