In Spartanburg, the community is buzzing with news that the ambitious $75 million mixed-use development project, planned by the M Peters Group, has officially hit the brakes. The project was slated to breathe new life into East Main Street, stretching across eight parcels of land positioned between 127 and 163 E. Main St. But now, those dreams have transformed into listings for sale, with a combined price tag of $8.95 million.
This sprawling site covers 1.43 acres, right in the heart of downtown, making it a prime opportunity for future investors. Reedy Commercial has stepped in to promote the sale, presenting the parcels as a golden redevelopment chance. Even though the original plans have been shelved, visions for a multimillion-dollar mixed-use project could potentially rise from the ashes.
The exciting part? The new developer will be able to access a wealth of completed preparatory work carried out by M Peters Group. This includes everything from environmental assessments and asbestos surveys to detailed architectural designs. This groundwork provides invaluable resources to jumpstart a new project, which has already been granted approval for a nine-story mixed-use facility by the local planning board.
Originally unveiled back in 2021, this development was meant to usher in significant changes to the downtown landscape, including around 200 residential units, office spaces, and retail opportunities. However, due to continuing inactivity, several local business owners, such as Hub City Scoops and Urban Planter, have been left frustrated by the lack of communication regarding the delay and its ripple effect on their livelihoods.
Unfortunately, without much movement on construction, the once-promising buildings along East Main Street remain unoccupied. This ongoing stagnation has raised the brows of many community members who were counting on the project to inject energy and foot traffic to the area. It’s been acknowledged that escalating interest rates and construction costs could be contributing factors to the project’s suspension.
Even as the M Peters Group pulls back, the sale of the site offers a beacon of hope. Reedy Commercial aims to market the area for redevelopment while exploring partnerships to promote interest in the property. Meanwhile, residents and business owners hold their breath, hoping a new buyer emerges who can push the ambitious plans forward.
Surrounding projects in downtown Spartanburg shine a light on the possibilities ahead. City initiatives, including the construction of a new planetarium and a massive $425 million mixed-use project featuring a baseball park, continue to march on. This indicates a community ready to move forward, despite the pause on the East Main project.
