Spartanburg Industrial Space Achieves Full Occupancy
A recent wave of activity in Spartanburg, South Carolina has lead to an exciting new development in the local industrial market. The spotlight falls on a nifty piece of prime industrial space located at 6997 Pelham Road, which can now flaunt a “No Vacancy” sign after a leasing deal sealed by Infinitium Fuel Cell Systems.
With a whopping 78,000 square feet of the building now leased to Infinitium, the building is humming with full occupancy. In a vibrant display of teamwork, industry brokers Drake Scott, Dillon Swayngim, and Brockton Hall successfully represented the property’s landlord, Parliament, in this major deal.
The Remaining Tenant
The rest of the building, approximately 32,000 square feet, is occupied by the construction and industrial supply firm, Southern Carlson. Thus, the entire 110,000-square-foot industrial facility is now fully utilized, creating a bustling hub of activity at 6997 Pelham Road.
A Spot-On Fit
The new tenant, Infinitium, is well known for designing and producing zero-emission hydrogen power cells intended for the material handling industry. Their work is a great example of innovative, clean technology thriving in the heart of Spartanburg.
“This success demonstrates the demand for well-positioned industrial properties in the Greenville market,” said Scott. “We’re proud to bring this project to full occupancy, offering quality spaces that meet the standards of the area’s industrial tenants.”
Location, Location, Location!
The property’s prime location, less than a mile south of Interstate 85, provides easy interstate access and the necessary infrastructure for light manufacturing and industrial operations. This strategic location was one of the key attractions for Infinitium Fuel Cell Systems.
“Infinitium is a perfect fit for the building, and we are proud to play even a small role in their growth story in the Upstate,” said Sam Hamburger, principal at Parliament.
Infinitium’s Rapid Expansion
Infinitium’s lease of this massive space aligns with the company’s aggressive growth plans. The 152-acre site was subdivided in 2023, highlighting the company’s continued expansion in the region. Its proximity to major metro areas along the Southeastโs Interstate 85 corridor makes it a truly strategic asset.
So folks, next time you’re driving down Pelham Road, remember there’s a hive of industrious activity happening right there, pushing the boundaries of clean technology and fueling the local economy. Now, isn’t that something to cheer about?
