Spartanburg, South Carolina– Recent news has surfaced about four Spartanburg Country mobile home parks sold to an undisclosed buyer. Shockwaves are sent throughout the community, with residents concerned about potential changes and unanswered questions about their units and lot maintenance.
News of the sale circled rapidly among residents of the mobile home parks. Many are apprehensive about their future in their respective parks, wondering whether their units will be fixed or if they might eventually be asked to leave.
Residents have faced maintenance challenges for some time; basic issues like electricity supply, heating and air conditioning, and considerable structural problems like holes in the floorboards remain unaddressed. Word from the residents indicates like these persist since the change in ownership, and requests for maintenance have fallen on deaf ears.
The buyer’s identity remains undisclosed following the news release by the Marcus and Millichap brokerage firm that listed the properties. The firm also refrains from revealing the purchase price. However, the properties included in the transaction are Gateview Mobile Home Park, Oasis Mobile Home Park, Chelsea Mobile Home Park, and Spring Valley Mobile Home Park. These parks comprise 98 mobile home lots and two single-family homes.
Public records online do not detail this transaction, making it even more challenging to gather relevant information. However, the new owner allegedly intends to continue the parks’ operations as manufactured housing communities.
Residents reportedly received communication in July from the recently established Woodruff-Moore-Roebuck LLC, identifying them as the new owner and operator. Despite the limited engagement, it appears the new proprietors plan to execute a rent-to-own model for the trailers. Speculation among residents suggests that once they complete payments for their trailers, they may be asked to relocate as the lot will remain the property of the new owner.
While nothing is confirmed, the new arrangement leaves residents feeling uncertain and unsettled. The lack of communication and unaddressed maintenance issues further heighten the tension and apprehension among the Spartanburg community.
