Spartanburg City Council Approves Expansion of Northside Townhomes

In a big leap towards developing Spartanburg’s Northside community, approval was recently given for a massive 82-unit expansion of Northside Townhomes. Taking the wheel for this considerable project is the Northside Development Group, with the City Council voting in favor of transferring seven properties for the project’s second phase.

All seven properties, interestingly, are currently vacant lots. These lots are scattered across several streets within the Northside locality. Four of them are snuggled on Weldon Street, at 166, 172, and 187 addresses with an unnamed property squeezed between 172 and 187 address. The others are located at 513 and 537 Vernon Street, and 510 Magnolia Street.

The initial phase of Northside Townhomes saw the approval of a 44-unit construction in 2020, which was given a thumbs-up to start leasing in 2022. The existing townhomes are spread across Howard, Milan, and Raindrop Streets. They showcase a cozy and comfortable three-bedroom, 3.5-bathroom setup; a classic choice for those seeking a peaceful, communal living. An added feature offered is a neat two-car garage.

An Array of Choices Planned For the Next Phase

According to Community Development Director Martin Livingston, the second phase of the development eyes at offering a greater variety of floor plans. Speaking to the council members recently, Livingston elaborated, “It’s two-bedroom and three-bedroom units. There are two, three, and four stories with garages.”

Like Phase I, Phase II also plans to be a mixed-income development, with a quarter of the units earmarked as affordable units, thus catering to a broad spectrum of residents.

During the same meeting, the council also approved the rezoning of 770 Howard St. This property, currently owned by the city, along with Homes for Hope, and the Northside Development Group, are scheming to transform the lot into a mixed-income development featuring 43 units. The site’s rezoning leap from R-8, general residential district zoning, to DT-4, a planned development district zoning, had already been approved and recommended by the city’s Planning Commission last October.

The developers have big plans, aiming to construct anywhere from 21 to 27 townhomes on this Howard Street site!

This new wave of development coming to Spartanburg’s Northside promises to bolster the neighborhood’s attractiveness and diversity. While providing an array of housing options to suit various needs, it also underscores the city’s commitment to enhancing the lives of its residents. As Spartanburg continues to grow, it’s clear that the city is committed to maintaining an inclusive, welcoming community for all its residents.
