On the outskirts of Spartanburg, an exciting development may soon take root, spurring conversations and interest among local inhabitants and potential new residents. The Spartanburg County Planning Commission recently threw their weight behind a preliminary plan for a townhome development at a 24-acre plot of land off the Interstate 85. This vacant land, located at 231 Landers Road, has been under watchful eyes since early September.
The proposed development, fondly named The Towns at Halton Oaks, sparked quite a buzz when the Commission gave a conditional preliminary plat approval this past September 10. The unanimous decision showcased the belief that this 114-unit townhome development, nested just off Interstate 85, has the potential to become a vibrant and thriving neighborhood. With a planned density averaging 4.72 townhome units per acre, this development is set to pack a punch.

Propositions for The Towns at Halton Oaks feature 25 buildings with a total of 114 units. Each building sums up to an impressive 135,000 square feet, providing each unit with an average of 1,186 livable square feet. The layout has been cleverly designed to optimize space and comfort. It seems like potential residents can look forward to a mix of cozy living with the convenience of city access.
The application for this development was submitted in late July by PC Land Development Co., through its engineer, Thomas and Hutton Engineering Co. known for acquiring and developing land for primarily single-family residential subdivisions. Property records indicate the company already owns a large section of land near the potential townhome site.
What’s Next for The Towns at Halton Oaks?
While the plan has received preliminary approval, there are still several hoops to jump through before we see the first brick being laid. Spartanburg County Development Services and the S.C. Department of Transportation are among those that need to give the project a thumbs up. Further approval from the county planning commission is also needed.
This year, the Commission has already given the nod to 156 residential projects, making up more than 3,100 units. If things go smoothly, The Towns at Halton Oaks will be joining these exciting ventures, uplifting the regional real estate outlook.

The September 10 meeting also saw the Planning Commission grant conditional site plan approval for the construction of three warehouses in Boiling Springs.
