The construction of numerous commercial real estate projects across the Upstate region of South Carolina is at varying stages. Spanning the sectors of sports, entertainment, healthcare, manufacturing, retail, education, and technology, these developments are breathing new life into regional cities and the wider Upstate. Below, we overview the status of some of these exciting projects.
Fifth Third Park, a minor league baseball park centered development in downtown Spartanburg’s west side, was approved by the city council last month. The $425 million project will feature over 200,000 square feet of office space, 300 apartments and a 150-room hotel. Construction is currently underway with the park set to host the relocated Down East Wood Ducks in 2025.
The former Greenville Memorial Auditorium site now houses Gracie Plaza, a single 25-story tower comprising of 342 apartments, 12,000 square feet commercial space, and a 363-space parking deck. The city’s Design Review Board is reviewing the project’s detailed design plans, with construction expected to start in early 2025 following completion of the design and permitting phase.
Near completion, the second phase of The Commons at Unity Park comprises a food hall and office space development. Anticipation for the project’s final stages is growing, with grand opening dates expected to be announced soon, according to Drew Parker, founder of Parker Group Development.
The over-$13 million renovation of the former Borden Ice Cream headquarters—now known as the Borden Building—has been completed, offering over 40,000 square feet of commercial space. Current tenants include Allen Lund Co., a national transportation broker, and Southern Tide, set to move its headquarters to the Borden Building in November.
Hartness Development is building the first phase of the Crescent Startup Community, a large-scale, mixed-use innovation district. The project has Flywheel as its anchor tenant, with the company’s innovation center set to open in this July.
The Mill at Fountain Inn, a transformed historic flour mill building, is set to open this May. The development features Fountain Inn Brewing Co., a common area, a food hall, and large outdoor space for additional seating. The food hall’s opening is expected in the fall.
In the West End of Greenville, The Vardry Residences is an upcoming development featuring 26 condos and 133 hotel rooms. If all goes to plan, construction will begin in late summer or early fall.
Renovation of Sans Souci’s historic American Spinning Mill is near completion. The mixed-use project will include residential spaces and a food court and brewery, with construction due for completion by late summer.
Another renovation project, Hub City Bottleworks, focuses on a former Coca-Cola distribution facility in downtown Spartanburg. Coastal Partners LLC are developing the site into a mixed-use property, with renovations expected to be completed in 14 months.
Construction for PKL Park GVL, a $3 million pickleball complex, has begun, with completion expected in September. The complex’s facilities will accommodate sports, entertainment, and dinning, including a sports shop and multiple restaurant outlets.
An upcoming mixed-use development at 111 E. Main St. in Spartanburg will provide both residential and commercial space. Design revisions to the project are currently underway, shifting the project in favor of retail space, reducing the number of apartments and removing parking.
The Aden Bonded development in Spartanburg’s Northside neighborhood was delayed a year but retained its tenants, such as Local nonprofit Urban League of the Upstate and the Upstate Workforce Board, with its opening now set for mid-summer 2025.
This wave of commercial real estate projects reflects the sustained economic development and growth of the Upstate region in South Carolina, revitalizing its cities and benefiting a wide spectrum of industries and residents.
