Duncan Park

Duncan Park Lake, built as a Works Progress Administration project during the 1930s, is a Spartanburg treasure, as is the surrounding community. The lake and its surrounding walking trails, tennis courts, and ball fields form one of Spartanburg’s most dynamic recreational environments. Only a few years ago, the park’s off-road bike routes were built. On any beautiful day, you’ll find locals and visitors playing, running, or feeding ducks.

The residential surroundings include beautiful tree-lined avenues and lake views. Traditional two-story homes, as well as more modern ranch types, are available. Duncan Park is located near downtown.

Fernwood was one of the first modern suburbs in Spartanburg. The area, which includes homes built in the 1950s and 1960s as well as some modern construction, is located near Eastside retail and is only a short bike ride from downtown. Fernwood provides a variety of brick ranch and two-story homes, as well as more modern styles, at a variety of pricing points. Most have large lawns and mature trees.

Fernwood is an ideal location for outdoor activity enthusiasts. The Cottonwood Trail, a 115-acre urban preserve and trail system, runs through the area. Fernwood is also bordered by the Spartanburg High School campus. Its newly refurbished fields, track, and tennis courts are open to the public. It is an attractive community for young couples and families because of its comfortable homes, strong schools, and recreational activities.

Forest Park

Forest Park is a proud neighborhood on the City’s Southside. Several new homes that have recently been built, as well as others that are under construction or on the drawing board, are drawing new attention to this area. The area also has fantastic homes for families and first-time homebuyers, ranging from spacious split-levels to ranch-style homes and others. Forest Park has many long-term residents, which provides a high level of stability, and its neighborhood association is one of the most active in the city.

Most Forest Park residents can walk to the C.C. Woodson Community Center, which offers children and adults alike a terrific area for fitness, recreation, swimming in the summer, and rooms for organizations and community gatherings. Duncan Park is also next to the area.

Hampton Heights, Spartanburg’s first planned community, was built in the late 1800s and has a notable collection of Queen Anne, Bungalow, Craftsman, Four-Square, and Neo-Classical style residences. Originally, the neighborhood was popular among local company owners who walked downtown to work. Families nowadays enjoy tree-lined avenues, front porch visits, and neighborhood gatherings at Willow Oaks Park. Residents like the close proximity to everything downtown Spartanburg has to offer, including special events, restaurants, gyms, and the Spartanburg County Public Library.

Hampton Heights was designated as a historic neighborhood on the National Register of Historic Places in 1983. And, following a period of decline in the mid-twentieth century, Hampton Heights has staged an impressive comeback as the City’s first locally designated historic area. Hundreds of antique mansions have been restored to their original splendor by families. All homes in the Hampton Heights Neighborhood adhere to the criteria of the City’s Local Historic District, which aids in the preservation of historically suitable front facades.

Hampton Heights is becoming a desirable and varied community. South Spring Street has two neighborhood elementary schools, and many Hampton Heights students and families walk to and from school every day. Residents have built a close-knit and proud community while keeping a strong connection to Spartanburg’s history.

Hillbrook offers a lot to offer first-time homebuyers and growing families.

The Hillcrest area on the City’s Eastside is tucked away beneath one of the most gorgeous tree canopies you’ll find anywhere. Hillcrest is a hidden gem located across East Main Street from the same-named shopping area. Homes in this price bracket range from bungalows to sprawling brick ranches. Historic Beaumont Mill Village

Beaumont Mill Village is one of the most intact textile mill villages in South Carolina. Built during Spartanburg’s textile boom, the community preserves much of its original look and flavor.
Beaumont Mill Village was designated a Local Historic District in 2010 with the help of area residents and the City of Spartanburg. This classification will aid in the preservation of the area’s architectural integrity.

Even though Beaumont feels relatively isolated, it is very much a part of the wider Spartanburg community. Beaumont is a popular alternative for families and young professionals because it is close to Eastside eating and retail areas, Wofford and Converse colleges, and the Spartanburg Regional Medical Center.

Park Hills may be the best option for you if you want easy access to shopping or employment. Westgate Mall and other Westside shopping locations are just a five-minute drive away, and Spartanburg’s downtown is even closer to the east. Park Hills offers a wide range of housing options, including modest 2- and 3-bedroom units that may appeal to first-time buyers searching for a pleasant area in which to raise a family. Park Hills also has a few larger homes on some of Spartanburg’s most beautiful neighborhood streets.

The former Park Hills Elementary School is now an early childhood learning center serving Spartanburg County School District 7 families. Park Hills exemplifies all of the traits of a community, with strong community institutions and a thriving city nearby.

South Converse

Spartanburg’s Southside has been home to a flourishing sector of African-American-owned businesses and houses for more than a century. Many older residences and shops were demolished during federally supported urban renewal programs in the 1970s, changing the face of the Southside.

The South Converse Street neighborhood today preserves a vital link to the past in the midst of a greater Southside revival. Original single-family homes, including a number of outstanding historic structures, still stand, and people maintain a strong feeling of pride and unity.

South Converse is a short walk from Pine Street Elementary School, has easy access to the Mary Black Rail Trail, is home to the Mary Wright Greenway and the freshly renovated South Converse Park, and is just minutes from downtown Spartanburg. It’s also a site where new homebuyers may get a fantastic deal while still being a part of a well-established and vibrant neighborhood.

Residential developments grew alongside retail shops, office complexes, restaurants, and schools on Spartanburg’s Westside in the early 1960s. Wadsworth Hills, built between 1965 and 1967, was one of the first planned communities on the outskirts of town. More than 200 homes were constructed, with architectural styles ranging from ranches to a number of tri-level residences, a fashionable form in the 1960s. The development was designed to combine hills and valleys to make it unique while preserving as much of the natural beauty and land lay as possible.

Camp Wadsworth was one of the largest and most active World War I U.S. Army training camps, training men from 1917 to 1918 before being dismantled at the end of the war. The camp included not just what is now Wadsworth Hills, but also the Westgate Mall, the Dorman Center, and neighboring regions.

Wadsworth Hills is still a very lively neighborhood today. Aside from the natural beauty of the land and the distinctiveness of the 1960s-era buildings, the neighborhood takes pride in its age, ethnicity, careers, and family structure diversity. The neighborhood is also proud to be a part of the City of Spartanburg and is actively involved in all city-related activities.

Residents can be seen riding bikes, walking, pushing baby strollers, holding neighborhood barbecues, lounging on their porches, and walking to lunch or supper at one of the numerous restaurants, pubs, and coffee shops located within a half mile of the area.

Real estate prices vary, but the neighborhood is thought to be a good buy. While Spartanburg County School District 7 serves the majority of the city, Woodland Heights is served by Spartanburg District 6, which feeds into Dorman High School.
